Property Description

New PRICE!!!!! A Little Piece of Heaven
Working Horse Farm for 40 plus years!
Welcome to 605 Wollaston Road!
It is not easy to find 10 plus acres in Unionville-Chadds Ford School District that has all the attributes for horse lovers, those who want to teach riding, or for those who want to make the jump to four star status!
The stone bank barn was built in the 1800’s; it is 60’ x 60’. It has six stalls, a tack room, blanket room, feed room and a storage room that can be used for bedding, hay/straw on the main floor. There is hot and cold running water, too. The barn has a large hayloft and a sizable storage unit in the upper level that can be used as an office. It also has lightning rods and a fire alarm system. In addition, there is a three-stall stable with an attached storage area for farm equipment.
The 4 BR, 2.5 bath home was made into a residence in the early 1900’s. It previously had been a Mill that was built in 1701. There are two kitchens, one on the main floor and one on the lower level. In additional to the kitchen, the main floor has a dining room and a living room, with a gas fireplace and a large picture window. There are four bedrooms on the second floor. The primary bedroom has a full bath, with a second full bath in the hallway. Access to the attic is available through a drop-down ladder. The lower level has a family room, with a fireplace (a pellet stove set in the fireplace), and the second kitchen, with exposed stone, and deep walls. The laundry room is located on this level, as is the large sunporch. The house is equipped with a whole house generator and is connected to public sewer.
The property has a 50’ X 100’ indoor arena, with running water, electric and large mirrors. The footing is a mixture of sand and rubber. The 70’ x 100’ paddock is accessible through the arena’s sliding door. Beyond the indoor arena there is an outdoor Olympic sized dressage arena; substructure and stone footing are in place, insuring a flat, level surface. The arena is 66’ x 199’.
The property is very close to the renowned large animal veterinary hospital, New Bolton Center. The Borough of Kennett Square is a mere five-minute drive, giving access to wonderful restaurants, the new Kennett Library and fun shops.
Living History
The building and farm have an interesting history. Once a grist mill, the house directly across Wollaston was the miller’s house. The pond just up the hill on the neighboring farm was once the mill pond.
The mill race for the water that powered the water wheel is still visible in places. It began just opposite the large farm on Street Road behind the listed property, where there was a weir damn constructed to divert water from the red clay into the mill race. The weir damn is still there but the stream has diverted around it.
The race runs roughly parallel to the front driveway, across the pasture on the south side of the house and eventually to the Mill. Beautiful stonework supporting the bank for the mill race is still there just upstream from the listed property. The race curves around the contour and into the mill. Traces are still visible.
In the 17th and early 18th centuries milling was a profitable business, as evidenced by the great lengths gone to construct them. In this corner of East Marlborough Township the grist mills ground grains which were used to feed the lime kiln workers who lived in the village next to the kilns on the big property across Mill Road to the west of the listed property.
All that’s left of that little village is the schoolhouse. It also went to feed the workers living at Willowdale, whose industry was charcoal for the iron smelting over by the Laurels near Doe Run. Willow makes excellent charcoal.
It was a profitable but short-lived time here. The kilns petered out when steam power arrived, and water wheels became obsolete.
This house Is NOT in the flood zone!
